Techmenity served as the local project manager forAerwave, on Brookfield Properties’ new Third at Bankside development from January 2021 through project completion in August 2023.The 4.3-acre mixed-use riverside project in the Mott Haven neighborhood of The Bronx features private and public amenities including on-site parking, health and wellness facilities, shared lounges, rooftop terraces, retail units, and a tech-focused community center.
Project Scope
Techmenity was responsible for:
1. Managing the RFP process to hire low voltage cabling contractors for Phase 1, "Third at Bankside." 2. Installation of vertical fiber-optic cabling through 3 towers (17, 25, and 25 stories tall) 3. Installation of horizontal copper cabling into 455 residential units, hallways, common areas, and outdoor areas.
4. Installation of 550 WiFi access points
5. Installation of 27 IDF closets which included: - Locking vertical enclosures - Network switches - Fiber termination boxes - Power distribution units
6. Assisting with network turn-up and switch configurations
7. Buildout of one MDF and coordination of Crown Castle and Verizon’s fiber option feeds into the MDF from the street
8. Attending weekly construction meetings and liaised with the developer, GC, and MEP, as well as electrical, carpentry and other trades.
All three towers at 2401 Third are now fully occupied and Phase 2 construction is now complete at 101 Lincoln, adding another 900+ housing units across four connected towers similarly propped up on a multi-floor base.
