Multifamily Luxury + Affordable Rental

Techmenity was hired by the Witkoff group to bridge gaps between multiple stakeholders during the transition from construction to leasing and move-in at The Brook, a 51-story residential rental building in downtown Brooklyn. The property includes 591 units, 178 of which are designated as affordable through the 421-a(16) Program.


Our role was to ensure all technology systems, from AV and IT to building management and communications, were fully operational for residents, staff, and offices, while also establishing a long-term network strategy (Digital Foundation™).

Key Objectives

  • Coordinate technology closeout across ISPs, GC, and AV/IT subcontractors
  • Ensure all building systems are connected, functional, and ready for leasing/move-in
  • QA oversight for AV installations throughout common areas and offices
  • Consolidate disparate telecom and BMS systems into a single converged network
  • Deploy secure, reliable network infrastructure for offices, back-of-house systems, and IoT devices
  • Provide ongoing consultation and long-term network maintenance

What We Delivered

Digital Foundation™ (Converged Network)

  • Designed and implemented the building’s Digital Foundation™ to connect all AV, IT, and building systems
  • Consolidated BMS and telecom services from multiple local Verizon accounts onto a single converged network
  • Built and manage a back-of-house network to provide connectivity in areas where the main network was insufficient

AV & VoIP Coordination

  • Oversaw AV contractor for QA inspections and installation checks
  • Deployed VoIP for offices, common areas, and building operations
  • Ensured integration with building-wide communications systems

IoT Solutions

  • Implemented water leak detection sensors in all mechanical rooms to prevent disruptions (in partnership with Perceptive Things)
  • Proposed and coordinated installation of other building IoT solutions as needed

Closeout & Stakeholder Coordination

  • Served as a liaison between the developer, GC, AV/IT firm, and multiple ISPs
  • Ensured smooth transition from construction to tenant move-in
  • Acted as the technology consultant on-demand, supporting both immediate and ongoing needs

Outcome

  • Seamless move-in experience for residents with all tech systems functional
  • Consolidated network simplified operations for building management
  • QA oversight ensured AV systems performed to design intent
  • IoT solutions mitigated critical risks (e.g., water leaks)
